The November 2023 seasonally adjusted estimate: 

  • Total dwellings rose 1.6%, to 14,529.
  • Private sector houses fell 1.7%, to 8,506, while private sector dwellings excluding houses rose 6.7%, to 5,856.
  • The value of new residential building fell 2.0%, to $6.33b.
  • The value of non-residential building fell 18.0%, to $4.91b.

The seasonally adjusted estimate for the number of dwellings approved rose 1.6%, after a 7.2% October increase.

The trend estimate for total dwellings approved rose 0.3%, following a 0.8% October increase.

  1. Trend break added to 'Private sector houses' trend series for February 2021

The seasonally adjusted estimate for private sector house approvals fell 1.7%, following a 2.9% October rise. Private sector dwellings excluding houses approved rose 6.7%, after a 17.4% October increase.

The trend estimate for private sector house approvals rose 0.6%, following a 0.8% increase in October. Private sector dwellings excluding houses rose 0.5%, following a 1.5% October rise.

Seasonally adjusted summary, by state

Approvals for total dwellings were mixed. Victoria (7.8%) and South Australia (6.0%) rose, while Tasmania (-22.6%), Queensland (-14.6%), New South Wales (-6.9%), and Western Australia (-5.5%) decreased.

Approvals for private sector houses fell in Western Australia (-2.8%), Victoria (-2.3%), and Queensland (-0.4%). South Australia (0.8%) and New South Wales (0.6%) rose in November.

Trend summary, by state

The number of dwellings approved rose in Australian Capital Territory (22.5%), Northern Territory (2.6%), Western Australia (2.1%), and Victoria (1.4%). New South Wales (-3.9%) Tasmania (-3.9%), Queensland (-1.7%), and South Australia (-0.2%) decreased in November.

Approvals for private sector houses rose in Western Australia (2.5%), Victoria (1.2%), and South Australia (0.4%). Queensland (-0.6%) and New South Wales (-0.1%) decreased in trend terms.

Value of building approved, seasonally adjusted

The value of total building approved fell 9.2%, following an 8.1% increase in October. The value of total residential building fell 2.1%, comprised of an 2.0% decrease in new residential building and a 2.4% fall in alterations and additions. 

The value of non-residential building fell 18.0%, after a 8.7% October increase.

Value of building approved, trend

The trend estimate for the value of total building approved fell 1.0%, after a 1.0% October decrease. The value of total residential building was flat, comprised of an unchanged result in new residential building and a 0.2% fall in alterations and additions.

The value of non-residential building fell 2.4%, following a 2.6% decrease in October.

Buildings are classified according to the ABS Functional Classification of Buildings, January 2021.

History of changes

Concurrent seasonal adjustment was reinstated from the May 2022 release.
