Housing finance

In seasonally adjusted terms, in June 2021, the value of new loan commitments:

  • for housing fell 1.6%
  • to owner occupiers fell 2.5%
  • to investors rose 0.7%

  

Personal finance

In seasonally adjusted terms, in June 2021, the value of new loan commitments:

  • for fixed term personal lending fell 12.6%
  • for road vehicles fell 11.7%
  • for personal investment fell 32.0%

  

Business finance

In seasonally adjusted terms, in June 2021, the value of new loan commitments:

  • for construction fell 19.6%
  • for purchase of property rose 49.2%

In seasonally adjusted terms, in June 2021, the value of new loan commitments:

  • to owner occupiers fell 2.5%. While this was the largest fall since May 2020, owner occupier commitments have risen 75.9% through the year and are 64.2% higher than pre-COVID levels in February 2020.
  • to investors rose 0.7%, to reach the second highest point in the series

  

In seasonally adjusted terms for owner occupier housing, in June 2021, the value of new loan commitments:

  • for the construction of new dwellings fell 17.5%, the fourth consecutive month of falls
  • for the purchase of existing dwellings was flat
  • for the purchase of new dwellings rose 6.3%

The HomeBuilder Grant (introduced in June 2020) was reduced from $25k to $15k effective from 1 January 2021 and was closed to new applications from 14 April 2021.

In seasonally adjusted terms for owner occupier housing, in June 2021, the value of new loan commitments:

  • in Victoria fell 5.8%, in New South Wales fell 3.2%, in Western Australia fell 6.9%, in South Australia fell 2.3%, in the Northern Territory fell 14.9% and in Tasmania fell 1.8%
  • in Queensland rose 1.8% and in the Australian Capital Territory rose 7.4%

  

In seasonally adjusted terms for investor housing, in June 2021, the value of new loan commitments:

  • in the Australian Capital Territory rose 27.8%, in South Australia rose 11.6%, in Queensland rose 0.6% and in Tasmania rose 0.6%
  • in Victoria fell 3.7%, in New South Wales fell 0.8%, in Western Australia fell 1.1% and in the Northern Territory fell 8.9%

  

In original terms, in June 2021:

  • The value of new variable rate loan commitments funded in the month rose 9.8%
  • The value of new variable rate loan commitments to first home buyers funded in the month fell 5.7%
  • The value of new fixed rate loan commitments funded in the month rose 13.5%
  • The value of new fixed rate loan commitments to first home buyers funded in the month rose 1.4%

*A loan is considered funded once any portion of the funds is made available for the borrower to draw down according to the terms of the contract. This will occur after there is a borrower-accepted commitment to provide finance.

**Total Fixed rate and Total Variable rate housing loans include first home buyer loans

First home buyers

For owner occupier first home buyers, in June 2021, the number of new loan commitments:

  • fell 7.8% in seasonally adjusted terms, though they remained at an elevated level similar to that seen in November 2020

  • in original terms, accounted for 31.2% of all owner occupier commitments (excluding refinancing)
