The February 2024 seasonally adjusted estimate: 

  • Total dwellings approved fell 1.9%, to 12,520.
  • Private sector dwellings exluding houses fell 24.9%, to 3,771, while private sector houses rose 10.7%, to 8,404.
  • The value of new residential building fell 19.1%, to $5.79b.
  • The value of non-residential building fell 16.0%, to $4.09b.

The seasonally adjusted estimate for the number of dwellings approved fell 1.9%, after a 2.5% January fall.

The trend estimate for total dwellings approved fell 3.0%, following a 2.7% January decrease.

The seasonally adjusted estimate for private sector house approvals rose 10.7%, following a 9.9% decrease in January. Private sector dwellings excluding houses approved fell 24.9%, following a 15.4% January rise.

The trend estimate for private sector house approvals fell 1.3%, following a 1.3% decrease in January. Private sector dwellings excluding houses fell 6.9%, following a 5.9% January fall.

Seasonally adjusted summary, by state

Approvals for total dwellings rose in most states. Tasmania (39.3%), New South Wales (23.4%), South Australia (15.4%), Victoria (2.1%), and Western Australia (0.9%) all rose, with Queensland recording a fall of 28.5% in February. 

Approvals for private sector houses rose in all states: Western Australia (20.7%), New South Wales (17.0%), Victoria (12.4%), Queensland (3.4%), and South Australia (2.0%), in seasonally adjusted terms.

Trend summary, by state

The number of dwellings approved fell in Australian Capital Territory (-22.8%), Northern Territory (-14.8%), Victoria (-5.7%), Queensland (-2.0%), New South Wales (-1.4%), South Australia (-1.1%), and Tasmania (-0.5%). Western Australia rose 2.0% in January.

Approvals for private sector houses fell in New South Wales (-2.3%), Queensland (-1.8%), Victoria (-1.6%), and South Australia (-1.1%). Western Australia recorded a rise (1.6%), in trend terms.

Value of building approved, seasonally adjusted

The value of total building approved fell 16.5%, following a 14.5% January increase. The value of total residential building fell 16.8%, comprised of a 19.1% decrease in the value of new residential building and a 0.1% fall in alterations and additions. 

The value of non-residential building fell 16.0%, after a 11.6% rise in January.

Value of building approved, trend

The trend estimate for the value of total building approved fell 2.9%, after a 3.5% January decrease. The value of total residential building fell 1.6%, comprised of a 1.8% fall in new residential building and a 0.8% fall in alterations and additions.

The value of non-residential building fell 4.7%, following a 6.4% decrease in January.
