In January 2024, new loan commitments (seasonally adjusted):

  • fell 3.9% for housing
  • rose 6.0% for personal fixed term loans
  • rose 5.8% for business construction (a typically volatile series) and rose 1.2% in trend terms
  • rose 16.9% for business purchase of property (a typically volatile series) and rose 1.0% in trend terms

Housing finance

In January 2024 in seasonally adjusted terms, the value of new loan commitments:

  • for total housing fell 3.9% to $25.1b, after a fall of 4.1% in December. It was 8.5% higher compared to a year ago.
  • for owner-occupier housing fell 4.6% to $15.9b but was 3.4% higher compared to a year ago
  • for investor housing fell 2.6% to $9.2b but was 18.5% higher compared to a year ago

In January 2024 in seasonally adjusted terms, the value of external refinancing:

  • for total housing fell 5.0% to $16.1b and was 19.5% lower compared to a year ago
  • for owner-occupier housing fell 7.4% to $10.3b and was 24.3% lower compared to a year ago
  • for investor housing fell 0.5% to $5.8b and was 9.1% lower compared to a year ago

Personal finance

In January 2024 in seasonally adjusted terms, the value of new loan commitments:

  • for fixed term personal finance rose 6.0%, after a fall of 3.7% in December
  • for road vehicles rose 5.7%
  • for personal investment rose 5.3%

Business finance

In January 2024 in seasonally adjusted terms, the value of new loan commitments:

  • for construction finance rose 5.8%, after a rise of 3.3% in December. In trend terms, it rose 1.2%.
  • for the purchase of property rose 16.9%, after a rise of 1.9% in December. In trend terms, it rose 1.0%.

These series can have volatile month-to-month movements in seasonally adjusted terms as they are strongly affected by small numbers of high value loans.

In January 2024 in seasonally adjusted terms, the value of new loan commitments:

  • to owner occupiers fell 4.6%, after a fall of 5.6% in December
  • to investors fell 2.6%, after a fall of 1.6% in December

In January 2024 in seasonally adjusted terms for owner-occupier housing, the value of new loan commitments:

  • for the purchase of existing dwellings fell 5.2% but was 3.7% higher compared to a year ago
  • for the construction of new dwellings fell 3.2% and was 6.0% lower compared to a year ago
  • for the purchase of new dwellings fell 1.0% but was 3.4% higher compared to a year ago
  1. For periods prior to July 2019, statistics on owner occupier commitments for residential land are modelled using data about the total value of commitments for residential land.

In January 2024 in seasonally adjusted terms for owner-occupier housing, the value of new loan commitments:

  • in Victoria fell 9.1%, in New South Wales fell 6.3%, in Queensland fell 2.9%, in Tasmania fell 8.4%, in South Australia fell 1.3%, in the Northern Territory fell 16.3% and in the Australian Capital Territory fell 2.0%
  • in Western Australia rose 1.8%

The Tasmania, Northern Territory, and Australian Capital Territory series are smaller and typically more volatile.

In January 2024 in seasonally adjusted terms for investor housing, the value of new loan commitments:

  • in Victoria fell 6.9%, in Queensland fell 1.6%, in New South Wales fell 0.1%, in the Australian Capital Territory fell 1.4% and in Tasmania fell 1.0%
  • in Western Australia rose 1.2%, in South Australia rose 1.5% and in the Northern Territory rose 28.6%

The Tasmania, Northern Territory, and Australian Capital Territory series are smaller and typically more volatile.

In January 2024, in original terms:

  • the value of new variable rate loan commitments funded in the month fell 16.3%
  • the value of new fixed rate loan commitments funded in the month fell 6.5%
  1. A loan is considered funded once any portion of the funds is made available for the borrower to draw down according to the terms of the contract. This will occur after there is a borrower-accepted commitment to provide finance. Due to this timing difference, the value of loans funded in the month shown in this graph will generally not reconcile with the value of new borrower-accepted commitments for the month shown in the other graphs and download tables.

In January 2024, in original terms, average loan sizes for owner-occupier dwellings (including construction, purchase of new dwellings and existing dwellings, excluding land, alterations and additions):

  • fell 1.5% at the national level from $624k to $615k

First home buyers

In January 2024 in seasonally adjusted terms for owner-occupier first home buyers, the number of new loan commitments:

  • at the national level fell 6.9% to 8,707, following an 8.9% fall in December. It was 4.4% higher compared to a year ago.
  • in New South Wales fell 8.0%, in Victoria fell 5.3%, in Western Australia fell 5.9%, in Queensland fell 4.0%, in South Australia fell 10.3%, in the Northern Territory fell 28.2%, in the Australian Capital Territory fell 6.1% and in Tasmania fell 7.4%
